Step 2a: Understand the Eviction Process

To understand the eviction process and to defend yourself effectively, you must first understand the Operative Notice – it is the notice that is the basis for the lawsuit and attached to your eviction complaint.

Landlords may serve multiple notices before filing an eviction, but only the notice attached to the complaint matters in an “Unlawful Detainer” (UD).

We call that the “Operative Notice,” and you should too.

Step 2b: Prepare your PIP

PIP stands for Personal Information Paragraph. It is basically a summary of your case.

Complete your Personal Information Paragraph (PIP).

Use your PIP to keep your Team informed and continue updating it as your case progresses.

Step 2c: Complete an online Intake

Last year, we represented 95% of TEP students who reached Step 10.

If you have a Summons & Complaint packet, do not unstaple it!

Here’s what you do:

If you have received a Summons & Complaint packet within 7 working days from the date it was filed

If it has been more than 10 working days since the complaint was filed:

  • Complete Online Intake.
  • Go to court for a copy of your Registry of Actions.
  • Then come to the office with your court papers to fly standby for in-person intake.

If you have received a courtesy notice from the court:

  • Complete Online Intake.
  • Within 7 working days from when the complaint was filed, go to the court to get your complete file and Registry of Actions.
  • Then come to our office with your court papers to fly standby for in-person intake.

If you are close to or past these deadlines, please complete them as soon as possible. These deadlines are designed to ensure we can secure an appointment before your court deadline.
